Ranch Avenue Owners Association ("we," "our," or "us") is committed to protecting your privacy. This Privacy Policy explains how we collect, use, and safeguard your information specifically regarding our SMS messaging program.

1. Information We Collect

We collect your mobile phone number, full name, property address, and opt-in consent when you voluntarily provide this information through one of our approved opt-in channels:

• Our web sign-up form at https://sms.ranchavenue.com, where you complete the form fields and check the consent box; or
• An email sent to board@RanchAvenue.com from your personal address, in which you explicitly consent to receive HOA text messages.

We also collect records of the messages sent to and received from your mobile device, along with metadata required for compliance audits (timestamp, IP address of the device used to submit the form, and a copy of your stated consent).

2. How We Use Your Data

Your information is used solely to provide the services you have requested, including:

• Sending maintenance and HOA community updates.
• Notifying you of upcoming dues, board meetings, and community events.
• Responding to your specific customer support inquiries via text.
• Maintaining audit records as required by U.S. carriers and The Campaign Registry (TCR) for A2P 10DLC compliance.

4. Protecting Your Information

We implement industry-standard security measures to protect your mobile data. Access to your information is restricted to authorized Board members and HOA management personnel who require the data to fulfill HOA duties.

5. Costs of Text Messages

Ranch Avenue Owners Association does not charge you for the messages you send and receive via this text message service. However, message and data rates may apply. Depending on your plan with your wireless or other applicable provider, you may be charged by your carrier or other applicable provider.

6. Message Frequency

You can typically expect to receive up to 5 messages per month. This may include maintenance notifications, dues reminders, HOA community updates, meeting notices, and responses to your support inquiries. Message frequency may vary based on HOA activity and your interactions with us.

7. Opt-Out Instructions

You may opt out of receiving SMS messages at any time by replying with any of the following keywords to any message: STOP, QUIT, END, REVOKE, OPT OUT, CANCEL, or UNSUBSCRIBE. Upon receipt of an opt-out request, your number will be removed from our messaging database and you will receive a one-time confirmation text. After this, no further messages will be sent. To rejoin, simply sign up again as you did initially through https://sms.ranchavenue.com.

8. Children's Privacy

This service is intended for residents 18 years of age and older (or with parent or legal guardian consent). We do not knowingly collect data from anyone under 18 without verified parental consent. If you believe we have collected such data, please contact us so we can remove it.

9. Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes in our practices or for legal, operational, or regulatory reasons. The "Last Updated" date at the top of this page indicates when the most recent revisions were made.
